Thank you for taking the time to find out about Cobalt Custom Homes. My name is Jeff, the owner of Cobalt Construction LLC. I have always wanted to be a homebuilder since I grew up in a newly developed neighborhood in the small town of Bellefontaine, Ohio.
I attended Purdue University and earned a degree in Civil Engineering. Upon graduating, I worked for two very large commercial construction companies, Brown and Root in Houston and Holder Construction in Atlanta. I was transferred to Charleston, SC, by Holder Construction and was a project manager for the Wild Dunes Ocean Club Villas. I started my residential homebuilding company in 1987 in Mt. Pleasant, SC, and have built fine custom homes ever since.
During my 38 years of building custom homes, I have built in MountPleasant, Charleston,
Isle of Palms, Sullivan's Island, Kiawah Island, and Seabrook Island. Within the past year
I relocated my primary business to Beaufort, SC, where I built my house on the marsh in Pleasant Point. My wife, Betsy, and I are thrilled to be living in Beaufort.
Cobalt Custom Homes Responsibilities

Assist homeowners with their plan selection. Verify that the plan dimensions do not encroach on any site setbacks. Review the plans with the homeowners to identify any proposed changes and provide input on any reasonable ideas I develop.

It will take a couple of iterations to finalize the scope of work before subcontractors and material suppliers can provide accurate pricing. I will distribute the plans to the subcontractors and suppliers, along with a written specification of our decisions, once our reviews are complete. If the price comes in over budget, we can "value engineer" the project with cost-reducing options.

After the subcontractors and suppliers turn in their quotes for the work we specified, I will put together a construction budget for the house. If everyone approves the budget, we go to the municipality where the house will be built and have the plans reviewed. If we get approved we will purchase all permits necessary to build the house.

We will coordinate the subcontractor's and material suppliers schedules, and coordinate building department inspections.

I will supervise all subcontractor's to insure that we get a high quality result from their work.

We will insure that we will insure that subcontractors have workmens comp insurance and we will provide general liability insurance for the project.

During this construction phase I will have weekly meetings with the homeowners to rewiew the progress of the job, answer any questions, discuss upcoming construction activities , and address any selections that need to be made.

I will coordinate with the homeowners where they can go to make selections of items for their home and answer any questions about the items they select. Selections would include items like roofing, windows, doors, plumbing fixtures, light fixtures, appliances, interior trim details, hardwood floors, ceramic tile, paint colors, bathroom accessories, door hardware, fireplaces, garage doors and, "Everything Else"

We will coordinate the HVAC equipment type, location, air vents, and returns.

We will coordinate the driveway and sidewalk type and layout.

We will coordinate the site grading

We will coordinate the punchlist and final Certificate of Occupancy Inspection. We will provide you with a turnkey project with exception of "Landscaping"

My philosophy as a homebuilder is to provide my clients with the best possible house I can build for them within their budget. The client and the builder need to communicate effectively and work together as a team.
I am always looking out for my clients' best interests. I listen to the client's thoughts and opinions throughout the construction process and offer suggestions that I believe will improve the house's outcome. It's a team concept.
